This section provides a comprehensive overview of how to access Place Management within Laams Workspace and list your rental property for reservations.

Laams Workspace is designed to simplify and centralize your rental property reservation lifecycle. It enables you to list and manage accommodations such as apartments, houses, rooms, or shared spaces, and accept bookings seamlessly across multiple channels—including online via Laams platforms and through your own website.

All reservations are automatically synchronized with your Laams Workspace accounting system, ensuring that booking revenue, payouts, taxes, and transaction records remain accurate and up to date without manual reconciliation.

By automating booking management, availability tracking, payment processing, and financial workflows, Laams Workspace allows you to focus on what truly matters—hosting guests and delivering great experiences—instead of dealing with operational complexity.

Please note that Laams applies a transparent transaction fee of 5% + 50¢ per reservation, with no hidden or additional fees. This fee is automatically deducted from each online booking and covers payment processing, platform services, and financial synchronization.

This transaction fee applies only to online payments processed through Laams. There are no fees for reservations paid via cash, bank transfer, or external payment terminals. Laams does not pass transaction fees directly to guests. If needed, you may adjust your nightly rates or pricing strategy to account for this cost.

When listing your place, you can choose the type that best fits your offering:

  • Entire Place: Guests have full access to the entire property (ideal for apartments, villas, houses).
  • Private Room: Guests have a private room, but share common areas (kitchen, living room).
  • Shared Space: Guests share sleeping areas with others (common in hostels).
  • Multi-Unit Property: Multiple rentable units under one listing (e.g., hotel, apartment building).

Prerequisites

Before you can create and manage rental listings in Laams Workspace, ensure the following:

  1. Laams Workspace Account
    You must have an active account registered on Laams Workspace.

  2. Organization Setup
    Your organization must be fully created and configured.

  3. Team Members Added
    Add coworkers or property managers to help manage listings and bookings.

  4. Organization Division Published
    At least one division must be created and published on Laams One, making your listings visible to customers.

  5. Payments Activated
    Enable online payments to accept booking payments from guests.

  6. Tax Configuration
    Set up tax agencies, tax rates, and tax codes (e.g., VAT/GST, occupancy taxes) to properly collect and report taxes.

Important: If any of the above steps are incomplete, listing creation or booking management may be unavailable.

Steps to Create a New Listing

Once all prerequisites are met, follow these steps to list your property:

  1. Log in to Laams Workspace
  2. Navigate to Catalog Service
  3. Select the Places section
  4. Click the ➕ (Add) button to create a new listing

You will be taken to the Place Creation Form, where you can define:

  • Property title and description
  • Location division and address
  • Property type (entire place, room, etc.)
  • Amenities (Wi-Fi, parking, kitchen, etc.)
  • Photos and media
  • Pricing (per night, per guest, seasonal rates)

  • Calendar Management – Set availability, block dates, and manage pricing
  • Instant Booking or Request-Based – Choose whether guests can book instantly or require approval

  • Guest Management – Access guest details and communication
  • Automated Confirmations – Guests receive booking confirmations and receipts instantly
  • Check-in / Check-out Tracking – Manage stays in real time

I. Place Creation Page

The Place Creation Page is where you define all essential details of your rental property. This information powers how your listing appears across Laams One, other Laams platforms, and any connected websites. It also determines how pricing, availability, taxes, and booking rules are applied.

Providing accurate and complete information here ensures better visibility, smoother bookings, and fewer guest misunderstandings.

General Information

This section establishes the identity, ownership, and commercial setup of your rental property.

Title:

Enter a clear, concise, and descriptive title that highlights the type, location, and key appeal of your property. A strong title improves search visibility, sets guest expectations instantly, and increases booking conversion.

Summary:

Provide a short, engaging overview of your property. This is often the first content guests see, so focus on what makes your place special.

  • Keep it concise and compelling
  • Highlight unique features (view, location, amenities)
  • Avoid overly technical details
    Both the Title and Summary are used by Tusi AI to automatically generate a full listing description, saving you time while maintaining quality.

Division:

Select the organization division responsible for managing this property. A division can represent a branch office, a property management company, a specific operational unit. You division is used for default property location, pricing currency, and your legal business identity. The division you select must have:

  • Online payments must be enabled
  • A valid bank account must be connected

Your selected division will be displayed to guests as the host or property manager.

Property Type:

Select how the property is offered to guests:

  • Entire Place – Guests have full, private access to the property
  • Private Room – Guests have a private room but share common areas
  • Shared Space – Guests share sleeping and living areas
  • Multi-Unit Property – Multiple bookable units under one listing (e.g., hotels, apartment buildings)

This directly affects guest expectations around privacy and access.

Property Category:

Choose the category under which your property will appear on Laams One. This helps guests find your listing faster, and improve placement in search and filters.

Examples: Apartment, Villa, Hotel, Guesthouse, Hostel.

Base Price

Set the default price per night (or per stay).

This serves as:

  • The starting rate for bookings
  • The base for dynamic pricing rules, discounts, or seasonal adjustments

Is Tax Exempt

Enable this if your property is exempt from applicable taxes (GST, VAT, etc.).

  • No taxes will be added during checkout
  • Use only if legally applicable

Tax Code

Select the correct tax code based on your organization’s setup.

Taxes will be:

  • Automatically calculated
  • Applied during booking checkout

Number of Units (Inventory)

Specify how many identical units are available for booking.

This enables:

  • Multiple simultaneous bookings
  • Scalable property management

Once all required fields are completed:

  1. Click SAVE & CLOSE
  2. Your property will be successfully created

On the Place About Page, you can:

III. Place Dashboard

Each place you create in Laams Workspace has its own dedicated Place Dashboard, providing complete visibility into bookings, revenue, guest activity, and performance.

The dashboard is organized into multiple tabs, enabling efficient management of your rental operations.

1. Overview

The Overview tab provides a real-time snapshot of your property’s performance.

It includes key metrics such as:

  • Total Units
    The number of units available for booking.

  • Booked Nights
    Total number of nights reserved by guests.

  • Available Nights
    Remaining nights available for booking.

  • Gross Revenue
    Total booking value before discounts.

  • Net Revenue
    Revenue after discounts.

  • Net Processed
    Final earnings after fees.

Visual Analytics

  • Bookings Over Time
    Shows booking trends across selected periods.

  • Listing Traffic
    Displays views from:

    • External websites

2. Bookings (Sales)

The Bookings tab is the operational and financial control center for your rental property. It provides a comprehensive and detailed view of every reservation, allowing you and your team to monitor revenue, manage payments, and oversee guest activity with confidence and accuracy.

This tab maintains a complete and continuously updated record of all bookings made for your property. Each reservation is clearly listed, giving you full visibility into guest details, stay duration, number of guests, and total booking value. This level of transparency makes it easy to reconcile revenue, resolve guest inquiries, and track overall performance.

A key strength of the Bookings tab is its clear breakdown of booking sources. You can immediately see whether reservations were made through Laams platforms or via your own website. This insight helps you understand demand channels and evaluate marketing effectiveness.

Beyond reporting, the Bookings tab is designed to support real-world operations. It allows you to manually record bookings, which is especially useful for walk-in guests or offline reservations. These entries are included alongside online bookings, ensuring all data remains centralized.

The Bookings tab also supports multiple payment collection methods, including online payments, external terminals, and cash. This flexibility ensures smooth operations in all environments.

4. Discounts

Basic information such as Name, Email Address, and Phone Number is automatically collected through Laams platforms.

From here, you can:

Property Details

Include:

  • Amenities (Wi-Fi, parking, kitchen, etc.)
  • House rules

Media

8. Publishing Place

Publishing your place is the final step required to make it available for reservations on your website, Laams One, and any connected distribution channels.

Before publishing, ensure that all required sections—such as property details, pricing, availability, policies, and media—are fully completed and accurate.

Publishing States

Your place will move through the following states during its lifecycle:

Draft
This status indicates that your place listing is still incomplete. It is not visible to the public, and you can continue editing all details until you are ready to submit it for review.

Pending
This status means your place has been submitted for publishing and is currently under review by the Laams Review Team. The review ensures that your listing complies with Laams policies, quality standards, and content guidelines.

Rejected
This status indicates that your place was not approved by the Laams Review Team. This may occur if:

  • The listing does not comply with Laams policies
  • Required information is missing or inaccurate
  • Images or descriptions do not meet quality standards

You can update your listing based on the feedback provided and resubmit it for review.

Published
This status means your place has been successfully approved and is now live. Your property is:

  • Available for booking on Laams One
  • Visible across any connected websites or platforms
  • Ready to accept reservations from customers

At this stage, you can share your reservation link, promote your listing, or include it in marketing materials such as digital campaigns or printed flyers.

Inactive
This status indicates that you have chosen to temporarily or permanently stop listing your place. While inactive:

  • Your place will not appear in search results
  • Customers will not be able to make new bookings

You can reactivate your listing at any time to resume accepting reservations.
